Braun Enterprises acquires Spring Branch shopping center, plans redevelopment

Houston-based Braun Enterprises has scooped up another shopping center for a major redevelopment project, and future tenants are already inking leases. 

The 5-acre property, at 8141 Long Point Road in the heart of the Spring Branch neighborhood, contains roughly 70,000 square feet of retail space built around 1960, according to the Harris County Appraisal District. Its appraised value was nearly $4.56 million for 2018, per HCAD.

The tenant for the Washington Avenue corridor's first dedicated coworking space has been revealed.

Washington Office Co. signed a seven-year lease for just over 8,000 square feet at 1919 Washington Ave., according to previous HBJ reporting and building permits filed with the city of Houston. Washington Office Co. will open at 1919 Washington Ave. by February 2019, Matt Arceneaux, the founder of Washington Office Co., told the Houston Business Journal.

Braun Enterprises reveals plan for San Antonio mixed-use redevelopment

Around six months after acquiring an office property in San Antonio, Houston-based Braun Enterprises has finalized its plans to redevelop the property into a mixed-use development with retail offerings.

Braun Enterprises will redevelop the 187,000-square-foot office building at 84 NE Loop 410 to include just over 20,000 square feet of retail across two buildings, per Braun's marketing materials.

The Houston-based development company, known best for buying old inner Loop properties and turning them into viable mixed-use developments, acquired the former Aztec Rentals Center at 2001 W. 24th St. in Garden Oaks. Braun Enterprises plans to develop 20,100 square feet of retail on 2.06 acres and earmarked the remaining 3.46 acres for unspecified development. A construction timeline wasn't provided.

Montrose Bar's Swanky Renovations To Start Soon

If there was an award for Houston's busiest urban core redeveloper, Braun Enterprises just might take home the gold.

The Houston-based developer shared its plans to renovate 1617 Richmond, home to the popular sports bar Revelry on Richmond and just over 5,000 square feet of available retail, restaurant and patio space in the Montrose area. Demolition has already begun at the property and construction should kick off in 60 days, Braun's Zach Wolf told the Houston Business Journal. From there, the renovations should wrap up in three or four months.

The Houston-based developer, which is known for buying older inner-Loop properties and developing them into viable mixed-use projects, is under contract to buy a 160,000-square-foot office building near the Galleria Mall, Dan Braun told the Houston Business Journal. Houston-based Braun Enterprises is launching a new redevelopment project just west of T.C. Jester Boulevard in the Heights. 

The developer, which often acquires older inner-Loop buildings and flips them into viable retail and restaurant developments, will break ground on Grove Heights this week. The retail development, at 1900 W. 18th St., has nabbed leases from Colorado-based Sola Salon Studios and New York-based I Love Kickboxing, Wolf said.
